This article discusses the “shadow inventory” issue involving over half a million distressed properties that are waiting to hit the real estate market in Florida.  The linked report from the Florida Realtors Association contains an interesting analysis of the market conditions.  It seems clear that distressed properties, including short sales and bank-owned listings will continue to dominate the Florida real estate market for years to come.
